  • How much is the application fee?

    • $75
    • Each person 18 and older residing in the property will need to fill out a seperate application. 
    • A group of tenants wishing to live together cannot be approved for a property until all applications have been submitted.
    • This money helps pay the third-party vendor for your credit and background check.
    • If your application is denied as we have NOT screened your app, then we will gladly refund your $75 app fee.  
    • Highland does not charge Admin Fees in addition to your application fee.  
  • How do I apply for a Highland property?

    • Everything is done online. You can even apply through your smartphone!
    • Go to Highland’s website and click the “Availabilities” tab, and then scroll down until you find the address you’re interested in. You should see a button at the bottom that says “Apply Now!” Once you click this button, the application process will begin!
  • What are the minimum requirements in order to apply for a Highland property?

    • All tenants must have a minimum of 650 credit score with no outstanding utility or housing debt. If your credit score is less than 650 then the property owner may require a higher security deposit or co-signer.
    • No evictions, bankruptcies or foreclosures in the last seven years
    • Gross monthly income must be at least 3x the monthly rent, and be confirmed by previous pay stubs and letter from employer
    • Must have positive rental reference from current and previous landlords
    • If coming with a pet, both current and previous landlord must give positive reference for approval
  • What are the requirements to qualify as a Guarantor?

    • Minimum 650 credit score or higher 
    • Absolutely zero negative reported items on their credit report 
    • Income must be at least 3x the monthly rent amount 
    • Income must be easy to verify 
    • Current employment must have a tenure of at least 2 years or more. 
    • No evictions, bankruptcy, or foreclosure in the last 7 years 
    • Co-signer must agree to sign a Guarantor addendum, adding their responsibility to the lease agreement 

  • How long does it take for my application to be approved?

    Our team understands that you are potentially looking at multiple properties and trying to make quick decisions. Therefore we work really hard to screen your applications within 24-48hrs from receipt, and submit to the owner of the property for approval. Once the owner gives their decision, we will quickly reach out toyou with their response.

  • How do I pay my rent and security deposit?

    • You can pay your rent and security deposit through your online portal by using your checking account or credit/debit card.
    • You can also mail a check or money order to the office P.O box address
    • Please make sure you include your address in the memo section!

  • I’ve signed my lease agreement and paid all fees. When do I receive my keys?

    You will receive your keys on the start date of your lease agreement. A lockbox will be attached to your front door, and you will receive a code via email by 10AM on the start day of your lease.

  • After I move out, when do I receive my security deposit?

    • You will receive your security deposit 30-60 days after your lease end date.
    • Please make sure your property manager has your forwarding address in order to ensure the check gets sent to the proper location.
  • How do I submit a maintenance request?

  • What classifies as a maintenance emergency?

    No water or electricity, No working toilets in the property, No power to refrigerator, No HVAC (> 82 degrees or < 50 degrees)

  • What happens if I lose my keys or get locked out?

    • Unfortunately, Highland does not offer lockout services. You will need to call a locksmith.
    • If you lose your keys the office can make you a new copy, however you will be charged for this service. Entry keys = $150, mailbox keys = $75
  • What is Highland’s pet policy?

    • At Highland we feel that pets are just like family and therefore we try not to nickel and dime our tenants with a lot of heavy pet fees. We do not charge monthly rent and we do not charge non-refundable pet fees
    • Instead, we increase your security deposit based on the number of animals you have; $300 increase per animal. This money gets applied to your security deposit and when you move out, you can receive your full deposit as long the animal has not damaged the property and you do not have an unpaid account balance or any additional charges.
    • Breed restrictions: No pitbulls, rottweilers, doberman pinschers, German shepherds, chows, or wolf-like breeds.
    • **This policy may change for some apartment complexes and single landlords that might not allow pets in the property
  • How long can I wait to pay rent before I receive a late fee?

    As stated in your lease agreement:


    • Rent is due on the 1st of the month

    • Rent is considered late on the 2nd of the month

    • Tenants are given a grace period through the 5th of the month to pay their rent without a late fee.

    • Any unpaid account balance on the 6th of the month will result in a 5% late fee

    • The late fee is 5% of your rental rate.  Example: If your monthly rental rate is $1,000, then your late fee is $50.

    • Highland understands that occasional late payments may happen, but please remember that late payments are still considered a violation of your lease agreement.  Frequent or habitual late payments may result in a non-renewal of your lease or even the potential for eviction.  

    • Please be sure to communicate any upcoming late payment to your property manager ASAP so that your Landlord can be made aware and surprises are kept to a minimum. 


    VERY IMPORTANT:

    Please understand that Highland is required to email all delinquent tenants a "10 Day Pay-or-Quit Notice" on the 6th of the month.  


    What does this mean?:

    If a tenant is delinquent with their rent, they will be given a 10 day notice on the 6th of the month, which gives them 10 days to pay their balance in FULL.  If a tenant is still delinquent at the end of this notice (day 17 and on), the tenant is now at risk of eviction.  The Landlord will then have the legal right to file eviction paperwork against the deliqent tenant in order to regain possession of the property. 

  • How do I break my lease early?

    Based on the terms of your lease agreement, there are two official ways to terminate your lease early:


    1) Show the leasing office a relocation order given to you by the military and your commanding officer.


    2) Secure a “Relet”.  


    A Relet is someone who will take over your lease obligation and assume all unit and payment responsibilities to the landlord, including utilities and keeping utilities in your name until the new tenant(s) moves in.


    An acceptable Relet for Highland Property Management will maintain the following:


    ● A credit score of 650 or higher

    ● An income of at least 3x the monthly rental rate

    ● Ability to pay a security deposit equal to one month’s rent

    ● Approved breed of pet(s), if applicable


    If the potential Relet meets the above criteria AND has been given an in-person tour of the rental, they must then submit an application, be approved by the owner of the property, and, finally, sign a lease agreement taking over the remaining terms of your current lease agreement.


    If you choose to terminate your lease early by securing a Relet, you will be required to pay a $250 non-refundable administrative fee. You may choose from the following two options:


    Option 1: You advertise your unit 


    With this option, you will be responsible for…


    ● Paying the $250 non-refundable administrative fee

    ● Advertising and conducting all showings of your unit; Highland will not vet inquiries, market, or show your property  

    ● Forwarding the contact info of eligible candidates to our office so that we can have the prospect(s) fill out an application

    ● Keeping all utilities turned on and in your name until a Relet has been secured 

    ● Making all monthly rental payments on time until a Relet has been secured



    Option 2: We help you advertise your unit


    With this option, Highland will:


    ● Advertise your unit across 20+ websites

    ● Vet all inquiries and ensure potential Relets meet our criteria

    ● Conduct showings of your unit

    ● Work alongside you to find a Relet as soon as possible


    If you wish to have Highland advertise and show your property, this service requires a $500 non-refundable marketing fee in addition to the $250 non-refundable administrative fee. Highland is happy to help you throughout this process by marketing and showing your property, but we cannot do so until the $500 fee has been paid in addition to the $250 fee.


    *Please note with Option 2 that Highland Property Management will expend every effort to secure a Relet for your unit, however, we cannot guarantee a Relet will be found. You will still be responsible for keeping all utilities turned on and in your name, and making all monthly rental payments on time until a Relet has been secured.
